The three phases of post-construction cleaning

Most clients only know about Phase 2. Understanding all three is how you avoid paying for the same square footage twice.

    Rough clean: during construction

    The broom-clean pass once framing and the major trades are complete. Bulk debris removal, sweeping and vacuuming, and wiping of major surfaces. This happens before paint and finish trades arrive. Most general contractors handle it with site labor — we'll take it if you'd rather not tie up your crew.

  • 02

    Final clean: before walkthrough

    The substantial one. Everything is cleaned in detail: window stickers removed, drywall compound chipped from floors, paint splatter cleared, all surfaces wiped, fixtures polished, restrooms detailed and HVAC vents dusted. This is what most clients mean when they say post-construction cleaning, and it is what gets a building through a walkthrough without a punch item for cleanliness.

    Touch-up clean: after punch list

    A targeted second pass once punch-list trades have returned — cleaning up after the final paint touch-ups, caulking and fixture corrections that all happened after the final clean. Frequently skipped, and it's the difference between a building that looks new at handover and one that still looks new sixty days later.

Frequently asked questions

When should I bring you into the construction schedule?

Ideally during framing, so we can pre-book the final clean window against the project schedule. Realistically most GCs call two to four weeks before final walkthrough. We can often accommodate same-week requests depending on crew availability, but the earlier the better.

Do you do residential post-construction?

No. We handle commercial new builds, tenant improvements and renovations only.

Can you handle high-end finishes?

Yes. We regularly clean polished concrete, hardwood, natural stone, brass, copper and specialty mill work using surface-appropriate chemistry. Acidic cleaners permanently etch marble and limestone, so we identify every finish before choosing product.

What about after-hours access for security-sensitive projects?

We work whatever schedule the site requires, including escorted 24-hour access on secure projects. Every employee is background-checked before their first shift, which matters on federal, medical and financial build outs.

How long does post-construction cleaning take?

It depends on square footage and finish complexity. A 5,000 sq ft office build out typically takes one crew day for Phase 2. Larger or more detailed projects are scheduled against your walkthrough date and staffed to hit it.

How is post-construction cleaning priced?

Per square foot rather than hourly for new construction, because the scope is predictable. Renovation work on existing occupied buildings is often quoted hourly because condition varies. We assess on site before quoting either way.

Do you remove construction debris and dumpster loads?

We remove cleaning debris and packaging generated by the finish trades. Bulk construction debris removal and dumpster hauling is typically the general contractor's scope, but we'll coordinate if you want it bundled.

Can you clean immediately after a storm or water event?

Yes. Storm cleanup and post-restoration handover cleaning are both services we provide, and on the Gulf Coast they come up every season.
